Check the registration route
The Department of Lands and Surveys provides separate documentation routes for inheritance registration with and without an administration order. The correct route depends on the estate and the heirs; it should not be chosen simply because the family agrees.
Prepare the documents
The Department lists applications, inheritance evidence and distribution or consent documents, with different requirements for each route. Its guidance also identifies local authority, sewerage and water-related clearances where applicable. Use the current official checklist for the relevant application.
Resolve practical questions early
Record the title details, the deceased’s ownership share, any known mortgage or other burden, and the proposed registration. Ask whether an heir is a minor, is abroad or cannot manage their affairs. Obtain advice before a family agreement changes how the property will be distributed.
Keep a record of the outcome
Retain the application, supporting documents and resulting title or registration evidence. Check that the final names and shares correspond to the authorised distribution. Property in the occupied areas has separate Department guidance and should be considered through the appropriate route.
